San Jose State University is in need of student housing solutions. Initiatives like our Spartan Vista student housing development represent significant progress, offering over 1,000 beds to tackle the housing shortage head-on. This sense of urgency is fueled by the recognition that students are not just vying for accommodation among themselves, but also navigating competition with the expanding tech workforce within the city.
The demand for student housing extends beyond San Jose, resonating nationwide and capturing the attention of real estate investors. Preleasing for the 2024-2025 academic year has gained momentum, reaching 54.5% in January 2024, surpassing last year's peak by 7.1%.1 This surge, exceeding the five-year average by more than 15%, signals a trend in student housing demand.1
Asking rates for student beds have also risen, hitting a new high of $863 per bed in January 2024 at Yardi 200 schools. Solid preleasing figures suggest another year of revenue growth, with most beds for the upcoming academic year already accounted for.1
According to Yardi Matrix's supply forecast, a substantial increase in new beds is expected in 2024, with 46,285 beds projected for delivery, marking a significant rise from the 35,610 beds delivered in 2023 and nearing the peak years of 2013 and 2014.1
The year-over-year spread has expanded as enrollment growth has driven strong demand in both large and small student housing markets. Twenty-two schools are already at least 75% preleased, while four are above 90%.1
In San Jose, the occupancy rate for student housing is at 94% with an average rate per bed of $1,620. The average rate per bed is up from the March 2023 average of $1,496. 2
The student housing market for San Jose State University has experienced an increase in its supply and demand spread, with one example being the successful leasing of The Grad, a student housing complex. This success, coupled with escalating rents in the sector, emphasizes the urgent need to address the housing requirements of the university's student population, with over 35,000 students enrolled.
The Grad encountered challenges during its initial leasing phase but achieved full occupancy upon the return of in-person classes post-pandemic. Its strategic proximity to campus amenities and downtown attractions highlights the allure of purpose-built student housing in prime locations. Comparative leasing data from neighboring complexes like Sparta 505 (100% occupancy), and 27 North (93% occupancy) further emphasizes the need for more purpose-built student housing options.
