Good news for our Opportunity Zone Fund II investors: We’ve diversified the fund’s portfolio by adding two additional projects

A significant goal for our Opportunity Zone Fund I and Fund II is to make distributions to our investors before 2027, as taxes on their initial capital gains event are due that year. For Fund II, we initially planned for this distribution to be from the refinance of Icon, our 500,000-square-foot office project. Yet as the office financing market has softened over the past 12 months, it’s become clear that we won’t start Icon in time to complete, stabilize, and refinance it by 2027.

Therefore, to create this distribution opportunity, we added our Keystone and Gifford Place development projects to Fund II’s portfolio to improve our chances of creating a refinance event in 2026. The move exemplifies how our structure — being a real estate developer and a fund manager — can benefit our investors. 

Our understanding of existing market conditions informed our decision to make Fund II a third-party equity investor in Keystone and Gifford, two Fund I ground-up developments. Keystone is our 176-key Marriott TownePlace Suites that we began constructing in February. Gifford is a 169-unit senior living facility about a block away that we seek to start building in the fourth quarter until further notice.

Our addition of Keystone and Gifford into Fund II diversifies its portfolio out of the office asset class and into senior housing and hospitality. And to reiterate, this move is part of our strategy to create opportunities to refinance and distribute money to Fund II investors before 2027. So to all of our Fund II investors concerned about how we intend to pursue refinance options before then, we hope you feel confident in our established plan.
