San Jose’s hotel market is outperforming 2022 levels in many key metrics, a sign of recovery

In several key metrics, the San Jose metropolitan area’s hotel market is outperforming last year’s numbers — a heartening sign that the sector’s recovery from the Covid-19 pandemic is steadily progressing. 

Between October 2022 and October 2023, the San Jose/Santa Cruz metro, defined by real estate analytics firm CoStar as the Silicon Valley cities of San Jose, Sunnyvale, Milpitas, Fremont, and Campbell as well as Valley-adjacent municipalities Santa Cruz and Newark, experienced higher occupancy levels, demand, and revenue compared with the 12-month period immediately preceding it. 

The following is a list of those key metrics that compare the 12-month period ending October 2023, when CoStar last updated its hotel market data, with the 12-month timeframe ending October 2022:

Revenue: Total room revenue generated from guest room rentals or sales during the trailing 12 months. Revenue exceeded $1.5 billion between October 2022 and October 2023, up 11 percent from the 12-month period ending October 2022, according to CoStar data I downloaded and analyzed. 

Average daily rate: The average rate paid for rooms sold, calculated by dividing room revenue by rooms sold (the result is a trailing 12-month value). The average daily rate was 7 percent higher between October 2022 and October 2023 compared with the 12-month period ending October 2022. 

Revenue per available room (RevPAR): Total room revenue divided by the total number of available rooms, resulting in a trailing 12-month value. RevPAR, like the average daily rate, was 7 percent higher between October 2022 and October 2023 compared with the 12-month period ending October 2022. 

Demand: Number of rooms sold in a trailing 12-month period. Between October 2022 and October 2023, the San Jose metro’s hotels sold 9.1 million rooms, up 3 percent from the 12-month period immediately preceding it.

Supply: Number of rooms in a hotel or set of hotels multiplied by the number of days in a 12-month period (result is a trailing 12-month value). The San Jose metro’s supply of hotel rooms increased by 3 percent between October 2022 and October 2023 compared with the 12 months prior, to 14.5 million rooms from 14.1 million rooms. 

Occupancy: Percentage of available rooms sold during the trailing 12 months. Between October 2022 and October 2023, occupancy was up 0.5 percent from the immediately preceding 12-month period. 

While that’s a negligible increase, that’s not the case for the difference between the average hotel occupancy rate from October 2022 to October 2023, 62.9 percent, and the average occupancy rate in the immediately preceding 12-month timeframe, 58.2 percent. That’s a difference of 4.7 percentage points, according to CoStar data.

The uptick in RevPAR, average daily rate, occupancy, demand, and revenue stems from a combination of factors. Despite growth in office occupancy rates remaining muted — particularly in San Jose, which continues to lag behind every other major U.S. metro, according to Kastle Systems data — there’s been a growing need for companies to bring teams together in hotel ballrooms and other event spaces, CoStar reported in October. That helps explain why monthly group hotel occupancies are approaching their 2019 levels, according to CoStar

Although the return-to-office movement in the San Jose metro remains slow, a new survey by business management consultant Ernst & Young (EY) shows that fully remote work is “all but dead,” CNBC reported this week. Only 1 percent of over 500 business leaders EY surveyed say that their companies are fully remote, compared to 34 percent a year ago, according to CNBC

Hybrid work has emerged as the go-to work model among business leaders, EY’s survey found, which helps explain why demand for extended-stay hotels is on the rise. With more employees under flexible work arrangements, many who travel as part of their jobs are maximizing their time on the road by incorporating opportunities for work, family, friends, and leisure — extending their hotel stays in the process. No wonder, then, that Hilton has seen its length of stay for transient business travelers increase 15 percent compared with 2019, the U.S. Travel Association wrote in an October blog post

I’d love to see elevated demand for extended-stay hotels continue for the foreseeable future given that we expect to deliver the first one to Downtown San Jose in the fourth quarter of 2024. Our 176-key Marriott TownePlace Suites hotel, named Keystone, is three blocks from the global headquarters of Adobe, historically a large user of extended-stay rooms, and will accommodate businesspeople looking for long-term stays.
