Paseo Springs to Life

It’s always exciting to see a new real estate project spring to life, and that’s just what’s happening now with Paseo in downtown San Jose.

What was once an old theatre is being transformed into an exciting new “Restaurant Row” as well as offices and retail. Signed tenants include Urban Putt, a miniature golf course operator; Unofficial Logging, which is tapping into the growing enthusiasm for ax-throwing with a unique restaurant and bar concept; and, most recently, Paper Plane, whose Eos & Nyx (the Greek Goddesses of “Dawn and Night”) restaurant will offer brunch, lunch, and dinner as well as cocktails.

Dan Phan, a partner with Paper Plane, says about the space, “It’s a unique building and a great opportunity,” Phan said. “The 20-to-30 foot-high ceilings will be awesome.”

This is just the kind of enthusiasm we hoped for when we launched our first Opportunity Zone fund, which closed in December 2021 after raising $131 million. Downtown San Jose is being reimagined, and it’s not just us who sees this. Google, for one, has plans to invest as much as $19 billion in the city over the next decade.

In addition to ground floor restaurants, current leasing opportunities at the Paseo include 25,000 square feet of retail space and 75,000 square feet of Class-A office space. Project construction is expected to be completed Fall 2022.

The enthusiastic response to the Paseo in turn tells us something about the excitement for a renewed downtown. To further support this growth, Urban Catalyst is currently accepting investments for its Fund II, which will bring new office and residential buildings to the main drag of the central business district . This will feature Icon/Echo, a transit-oriented project with easy access to the future BART station and other downtown amenities.

Opportunity Zone Disclosures

- Investing in opportunity zones is speculative. Opportunity zones are newly formed entities with no operating history. There is no assurance of investment return, property appreciation, or profits.
