“Flight to quality” is a market phenomenon that often surfaces during periods of economic stress. It’s the belief that regardless of what’s happening at any given time, investors will do well by focusing on the best assets, those that will endure over time. That goes for stocks, but it’s also true for other asset classes like art and, of course, real estate.
So what are the elements that define a “quality” real estate project? They’re the same as they’ve always been: a great location, strong local economy, compelling design, and a thoughtful approach to understanding and meeting market and tenant needs.
We think our Fund I and planned Fund II projects check all the boxes. Going in order:
- Location. Downtown San Jose is reinventing itself and we’re right in the middle of it. Regular readers know that we like to cite Bloomberg, JLL, and now U.S. News, all of which have recognized the compelling reasons for being a part of this special city. In times of stress, buyers (and renters) tend to return to the center.
- Strong market. Businesses and people want to be in San Jose. Google, Apple, and Zoom are among the technology leaders moving or expanding here. Local businesses are growing in the market, too.
- Design. We work with leading architects and take great care to design and build distinctive structures, whether it’s office, residential, student housing, or a senior living facility.
- Demand. You can build the greatest buildings in the world but it doesn’t matter if no one wants to live or work there. But whether it’s the new Restaurant Row emerging in our mixed use project, the Paseo, or the new BART station coming later this decade, the case for being here just keeps getting stronger.
Markets will fluctuate, as J.P. Morgan (the person, not the bank) liked to say. Volatility is a fact of life. What was true in 1934 is still true now: no one can consistently predict the short-term movements of markets. But longer term quality generally rises to the top. That’s the way to build and the best way to invest, as Warren Buffett and others have noted.

Opportunity Zone Disclosures
- Investing in opportunity zones is speculative. Opportunity zones are newly formed entities with no operating history. There is no assurance of investment return, property appreciation, or profits.
