BART has officially started construction in Downtown San Jose

Exciting things are happening in Downtown San Jose as significant updates to its transit infrastructure promise to enhance connectivity and spur economic growth. The highly anticipated BART extension to Silicon Valley has officially started construction, marked by a ceremony that included unveiling the winning name for their tunnel boring machine, Shai-Hulud, a nod to the sandworms in the movie Dune. This milestone represents a pivotal moment for the region's transportation landscape. Set to open in 2037, the nearly $13 billion project will extend BART’s reach by six miles, adding four new stations along the route.

The project also just received the largest amount of federal funding ever allocated to a West Coast transportation project. The Santa Clara Valley Transportation Authority, the transit agency designing and building the BART extension to San Jose and Santa Clara, announced the federal government will contribute $5.1 billion to help complete the historic and long-awaited project. The massive award from the Federal Transit Administration is also the second largest transit-related grant from the agency in history.

In conjunction with the BART extension, plans for a major overhaul of the Diridon Station in downtown San Jose are underway. The Diridon Station is to become one of the busiest transportation hubs on the West Coast, and the Joint Policy Advisory Board recently shared three potential designs that incorporate the future additions of California High-Speed Rail and BART.

The California High-Speed Rail’s spring 2024 report stated that interior plans were mocked up in February 2024, and a request for proposals was sent out in April, with decisions expected by the end of the year. Once completed, the rail will cut travel time between San Francisco and Los Angeles to 2 hours and 40 minutes.

Impact on Urban Catalyst’s Development Pipeline

The advancements in San Jose’s transit infrastructure are set to benefit Urban Catalyst’s pipeline of development projects, all strategically located near these transit stations. Transit-oriented development is at the core of Urban Catalyst’s vision, focusing on creating vibrant, sustainable urban spaces that promote connectivity and economic growth.

The new BART stations and the redeveloped Diridon Station will increase foot traffic and accessibility to Urban Catalyst’s projects, making them more attractive to residents and businesses. Enhanced transit options will reduce reliance on cars, leading to a more pedestrian-friendly environment and contributing to the city’s sustainability goals.

Dev Davis, chairperson of the advisory board and San Jose councilmember, highlighted the potential for these transit projects to spur further development in the area. “I think having all of these modes of transportation as seamless as possible connections for customers really makes it a much more attractive area for employers.”

As the environmental review and design processes for these projects progress, Urban Catalyst remains committed to working closely with city planners and transit authorities to ensure that our developments complement and enhance the evolving transit landscape. The synergy between improved transit infrastructure and our development projects will create a dynamic, accessible, and thriving downtown San Jose.

The BART extension and Diridon Station overhaul represent monumental strides in San Jose’s transit future. These projects will not only revolutionize transportation in the region but also serve as catalysts for our mission to drive urban development and create vibrant, sustainable communities.

Opportunity Zone Disclosures

- Investing in opportunity zones is speculative. Opportunity zones are newly formed entities with no operating history. There is no assurance of investment return, property appreciation, or profits. The ability to resell the fund’s underlying investment properties or businesses is not guaranteed. Investing in opportunity zone funds may involve a higher level of risk than investing in other established real estate offerings.
- Long-term investment. Opportunity zone funds have illiquid underlying investments that may not be easy to sell and the return of capital and realization of gains, if any, from an investment will generally occur only upon the partial or complete disposition or refinancing of such investments.
- Limited secondary market for redemption. Although secondary markets may provide a liquidity option in limited circumstances, the amount you will receive typically is discounted to current valuations.
- Difficult valuation assessment. The portfolio holdings in opportunity zone funds may be difficult to value because financial markets or exchanges do not usually quote or trade the holdings. As such, market prices for most of a fund’s holdings will not be readily available.
- Capital call default consequences. Meeting capital calls to provide managers with the pledged capital is a contractual obligation of each investor. Failure to meet this requirement in a timely manner could elicit significant adverse consequences, including, without limitation, the forfeiture of your interest in the fund.
- Opportunity zone funds may use leverage in connection with certain investments or participate in investments with highly leveraged capital structures. Leverage involves a high degree of financial risk and may increase the exposure of such investments to factors such as rising interest rates, downturns in the economy or deterioration in the condition of the assets underlying such investments.
- Unregistered investment. As with other unregistered investments, the regulatory protections of the Investment Company Act of 1940 are not available with unregistered securities.
- It is possible, due to tax, regulatory, or investment decisions, that a fund, or its investors, are unable realize any tax benefits. You should evaluate the merits of the underlying investment and not solely invest in an opportunity zone fund for any potential tax advantage.
