A recent headline in The Wall Street Journal captured the moment: “U.S. Return-to-Office Rates Hit Pandemic High.” The story reported that across ten major metro areas occupancy rates hit 47% for five business days. Keep in mind that usage is almost never 100% and this is even more dramatic than it sounds.
The Bay Area has been lagging behind the rest of the country, but we think it’s just a matter of time before we start to catch up. And within the region, San Jose is leading the way. According to Colliers, office vacancy rates here are in the 9-10% range, about half that of San Francisco. And as a story in the Daily San Francisco Bay News reports, they are favoring the Class A buildings.
That’s good news for us as we continue to build out some of San Jose’s most distinctive new office properties. This includes Icon, a part of our Fund II offering, and still open to investment. The Paseo, an exciting mix of office and retail, is another example.
And here’s another news flash: traffic is returning to the Bay Area in “a big way,” according to local television station, KRON 4. That, too, is nearing pre-pandemic levels. Like everyone else, we don’t like sitting in traffic but it’s a great sign that people are getting out. Presumably many of those drivers are heading back to work, another good omen for the future of the office market.
